House Plan Information

Every one of our plans is thoughtfully developed to create homes that are beautiful to live in and practical to build. Our drawings are prepared using industry-standard residential construction practices and are intended to serve as a comprehensive guide for builders, contractors, and permitting authorities.
Because building codes, engineering requirements, site conditions, and construction practices vary by location, your builder and local design professionals should review all plans prior to construction. Depending on your municipality or state, additional engineering, energy calculations, or code-specific revisions may be required before permits are issued.
While our plans are created with buildability in mind, local requirements always take precedence.
WHAT’S INCLUDED:
Foundation Plan
Includes your choice of a slab-on-grade or crawl space foundation. Basement foundations are available as an optional modification.
Detailed Floor Plans
Dimensioned floor plans showing wall layouts, room sizes, door and window locations, stairways, fireplaces (where applicable), and electrical layouts.
Exterior Elevations
Front, rear, and side elevations illustrating architectural details, exterior materials, roof heights, and overall design intent.
Cabinet & Interior Details
Detailed drawings for cabinetry, built-ins, fireplaces, and other custom interior features included in the design.
Building Sections
Construction sections illustrating floor, wall, roof, insulation, and structural relationships throughout the home.
Roof Plan
Roof framing layout including ridges, hips, valleys, dormers, gables, slopes, and major roof features.
Specifications
A written specification manual outlining recommended materials, construction methods, structural components, finishes, and general building requirements.
ITEMS NOT INCLUDED:
Mechanical, Electrical & HVAC Design
Mechanical systems—including heating, cooling, ventilation, plumbing, and any specialty engineering—are not included unless specifically noted. These systems should be designed by qualified local professionals to meet regional climate conditions, utility requirements, and applicable building codes.
RIGHT READING REVERSE PLANS
Right-reading reverse plans are available for an additional fee. Unlike mirrored copies, right-reading reverse plans maintain correctly oriented notes, dimensions, and text throughout the construction documents. Please contact us before ordering if you need your plan reversed.
MODIFICATIONS
Every Garner Drake plan is created digitally, allowing many modifications to be completed efficiently and economically.
Whether you need to adjust a floor plan, revise an elevation, customize a layout, or develop an entirely new design, we offer modification services for both our house plans and multifamily designs.
If you’re unsure whether a stock plan can be adapted to your project, we’d be happy to discuss the possibilities and provide a modification proposal.
IMPORTANT INFORMATION
Please verify the home’s dimensions, square footage, and suitability for your property before purchasing.
Local permitting agencies may require additional engineering, energy compliance documentation, surveys, or site-specific revisions. These services are typically provided by professionals licensed in your jurisdiction.
RETURN POLICY
Because house plans are intellectual property and can be reproduced once delivered, all plan sales are final. We are unable to accept returns, exchanges, or provide refunds after an order has been processed.
